Q. If I like the home, is it possible to lease for a longer time than one year?
A. Yes, we are willing to lease for a longer term. In addition, we will consider reducing the rent for a multi-year lease. We can discuss your needs when you view the home.
Q. Do you accept Section 8 vouchers?
A. At this time, we are not set up to accept Section 8 applications.
Q. Is there a clubhouse and/or swimming pool?
A. There is no clubhouse or pool for the community.
Q. I am being transferred to the area soon and need a place quickly. How soon can I move in?
A. We can respond very quickly in case of a rush situation. We recommend that you drive by the home as soon as you can, look over the neighborhood and determine if you like the exterior and the area. If you like what you see, we can arrange a viewing and Application review to fit your schedule.
Q. Do I need parking permits in Brightwood Forest?
A. Parking permits are not required for Brightwood Forest residents. Tenants have two assigned parking spaces in front of the home and there are a number of Visitor spaces.
Q. When is the trash pickup?
A. Trash is picked up every Tuesday and Friday, and Recycle pick-up is also on Friday. It is best to have the trash at the curb before 6:30 AM.
Q. Am I responsible for paying the monthly HOA fee?
A. No, the owner pays the HOA fee and it is included in the lease fee.
Q. How do I get my mail? Is it secure?
A. You have a separate, locked mailbox within a cluster box near the curb. You will receive a key for the mailbox upon signing a lease.
Q. Who does the lawn care?
A. It is the Tenant's responsibility to cut the lawn and trim the shrubbery. The HOA takes care of the community-owned area lawn care.
Q. How long does it take for you to review our application?
A. Once we receive the Application and fee, we will run a credit report. That can usually be done within 24-48 hours after receipt of the Application.

A. In the event of heavy snow fall or ice accumulation, it is the Tenant's responsibility to remove snow and/or ice for the safety of Tenants and guests.

A. We will do our best to help you move in by your requested date. Once the home is cleaned and any repairs completed, we will have a walk-through and lease signing. The utilities must be placed in your name at the time of lease signing and a copy of the renter's insurance must be in force. Once the Lease Signing has taken and & the utilities transferred, you may move in.

A. We will do our best to help you move in by your requested date. Once the home is cleaned and any repairs completed, we will have a walk-through and lease signing. Once the Lease Signing has taken and & the utilities transferred, you may move in.
Q. I am in the military and could be reassigned in the future before the lease expires. What happens if I get reassigned?
A. Our lease has a military deployment clause, allowing your lease
to be canceled. You must provide us with the proper orders from
your commanding unit ASAP for consideration to have the lease
canceled.
